Lincoln Property Company Southeast (Lincoln) announced today it has been awarded the management assignment for Braselton Broadway 85, a new industrial warehouse and distribution center in Braselton, Georgia. Lincoln Senior Vice President Shane Froman, Senior Portfolio Manager Industrial Lead Kim Steward, and Senior Portfolio Manager Natalie Matteson will oversee management on behalf of the owner, Stonemont Financial Group.
Located at 1394 Broadway Avenue along State Highway 124, Braselton Broadway 85 has two access points to I-85 at exits 126 & 129, both just under two miles away. The 234,133-square-foot industrial complex sits on a 21.5-acre site with over 1,000 feet of visibility on I-85. The property features premium parking, including 115 auto spaces and 53 trailer stalls.
“The proximity of Braselton Broadway 85 to major transportation routes and Metro Atlanta makes it appealing for a wide range of users,” said Lincoln’s Froman. “We are excited to grow our management footprint into the booming Braselton market. Our team at Lincoln is well-equipped to continue providing top-of-the-line management to industrial developments across the region.”
Braselton Broadway 85 sits less than 50 miles northeast of Atlanta in the I-85 North submarket, one of the most active for industrial development in the metro region. Braselton has seen rapid population growth in the past decade, with an impressive growth rate of nearly 100% between 2010 and 2020 and a strong labor force that continues to attract a variety of user types.
Currently, Lincoln’s portfolio includes roughly 16 million square feet of industrial assets managed across multiple owners in Metro Atlanta and Savannah. Other prominent industrial properties managed by Lincoln include the 1,514,040-square-foot Goodyear Building in Newnan, Georgia; the 903,145-square-foot Hunder Road industrial complex in Atlanta; and the 482,984-square-foot Horizon Creek industrial complex in Suwanee, Georgia.
